This project has a LEED Silver target but actually achieved LEED Gold certification. The project started out 3.5 months behind schedule due to soil issues on site and the owner delays. However, staff and student occupancy still needed to be achieved by the start of the school year so our team had to utilize their construction management experience to meet deadlines.
The project also relied on Lean construction and integrated project delivery (IPD) techniques to minimize the impact of building.
We used bi-weekly PIT meetings at which trade scopes were reviewed in detail and focused on the overlap between trades. Consultants also attended these meetings to provide on-the-spot responses to RFIs and alternate suggestions made by the trades. By using our advanced scheduling techniques and a collaborative team approach focused on values and performance goals, we were able to gain more than four calendar months of schedule and deliver the project by the original target completion date.
