This is the first integrated project delivery (IPD) project in the City of Vancouver.
The project team has also committed to ensuring social procurement for at least 10 per cent of the total project value.
This multipurpose building will include 10 floors with a two-level underground parkade consisting of wood frame and concrete structure. The first four floors will be occupied by Vancouver Coastal Health providing those in need with community health services such as withdrawal management and detox services.
There will be 51 in-patient beds and an additional 20 units to support the need for those completing detoxification. The upper six floors will be utilized by BC Housing to provide affordable housing for those at the “low end of market” income. There will be between 60-100 beds of affordable units depending on zoning.
This is a great opportunity to show the effectiveness of IPD in this new market. The project will be anchored by a new 55,000 sq. ft. community health centre. Complementing the community health services will be approximately 20 units for transitional housing along with 60-100 units of affordable housing. In addition, there will be social enterprise space that will support people with barriers to employment.
